How to add £50,00 to the value of your home: Experts reveal how simple tweaks such as updating the front door and trimming the garden will make you a profit – and they all cost less than £100

If you’ve been taking the opportunity to fo some lockdown DIY, the good news is that low-cost improvements to your property can give a huge boost to its value.   

UK-based online tools seller My Tool Shed has revealed a list of easy home alterations that will boost your home’s value, and if you made all of them you could add £50,000 for a cost of just £765 

The changes cover the whole house, from the bathroom to the kitchen and garden, and some tweaks, such as tidying up the garden, cost nothing if you already have the tools, but can add £5,000 to the selling price.  

Similarly, investing in connected smart features for about £179 could add £16,000 to your property price, by improving its energy performance.

3. Smart features – cost £179

Improving your house’s Energy Performance Certificate (EPC)  can be achieved with some eco-friendly smart features.

The EPC shows you how much a building will cost to heat and light, what its carbon dioxide emissions are likely to be and what improvements you can make to improve its energy efficiency – such as solar panels, a combi boiler or double glazing.

An EPC rates a property in bands from A (most efficient) to G (least efficient) and is valid for 10 years from the date it’s issued. 

According to My Tool Shed, improving a property’s EPC (Energy Performance Certificate) from band G to E, or from band D to B, could mean adding more than £16,000 to the sale price of the average UK house.

And in some parts of the country, like the North East, an improved EPC rating can add even more value to your house, up to £25,000.   

This is due to the fact that energy efficient houses are popular on the housing market.  

4. Freshen up the front door – cost £85

The devil is in the detail, and some quick updates to your front door – such as a nice door knob, a new letter box or a house number in stainless steel can add £5,241 to your house’s value. 

According to Zillow’s 2019 Design Forecast, homes with a black or charcoal grey front door sold for $6,271 (£5,241) more than expected.

5. Install garden decking – cost £300

While seemingly pricey, building a garden deck for your home is a worthy investment that will pay up in the long run.

A very desired feature, outdoor decking could cost £300 to make – with basic timber decking boards for as little as £15 per metre squared. 

But the project could add £5,000 to your house’s value.  

6.  New bathroom features – £90

Instead of redoing the bathroom entirely, updating some of its features could increase your house’s value by £7,123.82. 

Bathroom features such as a new tap, or a heated towel rail can cost up to £90 and update the look of the room altogether. 

And the good news is that, according to NetHousePrices, new features like this can add 2.88 per cent (£7,000) onto your house’s value. 

7. Update the kitchen counter – cost £60

Much like new bathroom features, investing in nice counters and new cupboard doors can change the look of your kitchen and add £1,286.61 to the value of your property. 

The investment is worth considering, as counter doors cost just £14 to £60, or £100 if you want to splash out.

8. Paint the walls – cost £16

Picking the right colours for your walls is essential to bring your house to its best value.

In general, picking a neutral colour is recommended when painting your house, 

Zillow found that painting a bathroom light blue could add £2,323 to the house’s general value, and and painting the living room in light taupe could add ££2,329 to it. 

So, investing £16 on a single tub of paint and painting two rooms ith the right tones could add a minimum of £4,652 to the total value of your house. 

9. Outdoor painting – cost £35 

The outdoor of your house is the first thing potential buyers will see, so a quick paint job couls add £5,000 to your home’s value

The outside of your house is what potential buyers will see first during their visit, and as some say, first impressions are key. 

According to Location, Location, Location star Phil Spencer, who spoke to the Telegraph, a nice outdoor paint job can add £5,000 to the value of your property, for only £35 a tub.
